ISP Group of Companies, Malaysia’s rising industrial property sector player, has successfully secured GreenRE certification across a selection of its assets, thus placing the group among a small number of local industrial property outfits to hold green building credentials across both workers’ accommodation and industrial assets.
GreenRE is Malaysia’s nationally recognised green building rating system that assesses properties on energy efficiency, water conservation, indoor environmental quality and sustainable site planning.
The group runs two parallel tracks on sustainability: new greenfield developments are designed to achieve certification from the ground up while existing or new brownfield assets undergo a structured retrofit programme to reach the same standard.
Most recently, its ISP Astute Warehouse was awarded GreenRE Silver certification under the GreenRE Existing Industrial Facilities category.

Setting the benchmark
ISP Home Kapar has achieved Gold GreenRE certification, the group’s highest-tier recognition to date and a significant benchmark for purpose-built workers’ accommodation in Malaysia’s industrial sector.
The 10-storey facility in Kapar, Klang houses 210 units across 3,780 beds, purpose-built for employers in the surrounding manufacturing corridor.
Fully compliant with the Employees’ Minimum Standards of Housing, Accommodations and Amenities Act 1990 (Act 446) and certified by the Department of Labour Peninsular Malaysia (JTKSM), the facility integrates solar panels and a rainwater harvesting system.
Each unit is fitted with double-decker beds, lockers, USB charging points and personal storage while shared facilities include a canteen, gymnasium, self-service laundry and prayer room.
Elsewhere, ISP Home Desa Cemerlang holds Silver GreenRE Certification. The five-storey facility in Taman Perindustrian Cemerlang, Ulu Tiram, Johor Bahru offers 122 units and 2,196 beds for manufacturers in one of Johor’s most active industrial zones.
It is also Act 446-compliant, JTKSM-certified and equipped with solar panels and a rainwater harvesting system.
Advancing brownfield retrofit strategy
A core differentiator for ISP Group is its ability to acquire industrial assets and systematically upgrade them to meet modern environmental standards.
Demonstrating strong momentum in this premium industrial hub, the group has secured sequential GreenRE Silver certifications under its existing industrial facilities category for two key assets.
ISP Astute Warehouse is the group’s most recent green-certified milestone which serves as a prime example of its rapid, high standard retrofitting capabilities.

This is closely complemented by ISP Vista warehouse which has also been successfully optimised to enhance energy performance while serving Malaysia’s primary logistics spine.
Meanwhile, the ISP Harvest in Pandamaran Industrial Zone in Telok Gong, Klang is a Silver-certified industrial development comprising three single-storey detached warehouses.
Like ISP Vista, it represents the group’s brownfield value-add approach – an acquired asset retrofitted with sustainable technologies to achieve GreenRE certification.
Founded in 2022, ISP Group has built a green-certified managed portfolio across both asset classes in a relatively short time while maintaining full compliance with Malaysia’s workforce housing legislation.
That combination is increasingly relevant to multinational manufacturers and industrial operators managing their own ESG commitments.
The group will continue expanding its green-certified footprint through new developments and brownfield retrofits as Malaysia’s industrial sector faces rising expectations from investors and regulators on environmental performance and workforce welfare standards.
