AHMAD Fauzi is a newbie property investor who got roped into the game after he attended a seminar. It was a short session but it gave him the realisation that property is a very lucrative investment besides the huge potential for passive income.
During the seminar, he also found a friend in one of the prominent speakers there by the name of Mr Chien who had already amassed a respectable portfolio ranging from commercial, residential to industrial properties.
It was during one simple yet illuminating teh tarik session they had together that Mr Chien decided to impart a valuable knowledge on property investment to Ahmad.
“The thing about property investment, Ahmad, is that it is most of the time fail proof if you know what you are doing,” said Mr Chien as he peeled at his roti canai.
Eager to learn more, Ahmad leaned closer so he could better hear Mr Chien over the hustle and bustle of the Mamak stall.
“Of course property gurus out there will always counsel you to do your homework before buying into a property. That is always the smart thing to do. But there are always indications on whether a place will bloom or not, and it is discernible to those who know what to look for,” Mr Chien said, his voice turning into a conspiratorial whisper.
“What is it?” Ahmad said, struggling hard not to sound excited.
“Why do the heavy weight lifting of analysing a place when others can do it for you,” Mr Chien said, a smile forming on his face.
“If you want to know if a place will become prosperous, all you have to do is look out for those prominent business brands and see if they are extending their branches over to a particular area,” Mr Chien added, tapping an index finger on the table.
He went on to state that companies like MCDonalds, KFC and Starbucks possess the financial means to make a comprehensive marketing analysis of a place to ensure their success.
The idea was to buy a property development that has these established brands, best within the development itself. Their presence is more than just a mark of confidence, but also their ability to draw in the crowd into the area.
“And do you know which development has all these together?” Mr Chien said in which Ahmad replied in the negative.
Mr Chien leaned in closer and whispered into Ahmad’s ears.
“Edusphere in Cyberjaya of course. Now that is going to be a veritable gold mine when it comes up. Mark my words.” – Sept 23, 2024
