KL Wellness City: Unveiling the crown jewel of Asia’s comprehensive healthcare-oriented township

KL Wellness City Sdn Bhd – the first-of-its-kind sustainable healthcare-based integrated mixed-development township – is set to make its mark regionally.

The brainchild of KL Wellness City managing director Datuk Dr Colin Lee, the impressive township spanning 26.49 acres spread over seven plots of land to be developed over 10 years commands an overall Gross Development Value (GDV) of over RM11 bil.

Besides redefining the way Malaysians and international patients receive treatment in a sustainable township, its full suite of offerings encompasses health, medical, fitness and wellness backed by world-class standards of medical services.

Through its 360-degree ecosystem integrating medical, ancillary and support services into one purpose-built wellness hub, KL Wellness City aims to strengthen Malaysia as the leading destination for global healthcare tourists.

Its goal is to achieve the Malaysia Healthcare Travel Industry Blueprint 2021-2025 to elevate the status level of medical tourism in the country.

Aiming to achieve economic recovery beyond pre-pandemic levels when Malaysia’s medical tourism sector generated RM1.7 bil in revenue from over 1.22 million healthcare travellers in 2019, the industry is anticipated to potentially contribute up to RM7 bil to the economy by 2025.

Medical care integrated with general healthcare, preventive care and fitness will ensure residents and patients’ optimal potential for health, well-being and fitness.

When fully completed, the integrated township will feature office towers, a retirement resort and wellness-centric serviced apartments to support healthy, balanced lifestyles surrounded by greenery.

Comprehensive commercial and retail infrastructure plus amenities complemented by natural light and ventilation will enable a high occupant-to-nature ratio of 5 sqm of greenery per household.

Integrating healthcare delivery

The Nobel Healthcare Park – a dedicated medical and wellness suite complex with a GDV of RM1 billion within KL Wellness City – will be a one-stop hub from diagnosis to rehabilitation, disclosed Dr Lee.

Directly connected to the International Tertiary Hospital via a two-level link bridge, the Nobel Healthcare Park places medical suites and ancillary medical support including diagnostic, therapeutic and custodial services within a single inter-connected complex for greater efficiency and performance of the entire healthcare delivery ecosystem.

Designed based on the core management team’s decades of experience in the medical field in building and managing tertiary hospitals, it offers practising medical specialists the flexibility and freedom to optimise the space according to their requirements while strengthening Malaysia’s position as the leading global destination of choice for healthcare tourists.

“This will enhance specialists’ interest to own the suites as an investment while running a practice here,” Dr Lee told FocusM.

Estimating a take-up rate of 80% within the first three months of the first phase’s official launch, this component of KL Wellness City which promotes holistic wellness and preventive healthcare aims to maximise well-being for patients and medical professionals.

This philosophy underlines the nature-centric design of KL Wellness City with its vast expanse of greenery, landscaped rooftop breakout areas housing restaurants, cafes, an auditorium and a swimming pool besides natural open-air lift lobbies and wheelchair-friendly covered walkways.

Specialists here will have full access to the services of the International Tertiary Hospital scheduled to open in 2025.

It will be equipped with 624 beds that are scalable to 1,000, state-of-the-art equipment and operating theatres with innovation laboratories and clinical Research & Development (R&D) facilities.

The full complementary and ancillary medical services will facilitate medical practitioners with quicker results and comprehensive reporting from the integrated Information Technology (IT) infrastructure system.

The dream, shared Dr Lee, serves to reinforce Malaysia’s high standing (already among the best in Southeast Asia) with its international Tertiary Hospital which is now benchmarked against top hospitals in the region.

These include the successful ownership model of Mount Elizabeth Novena Hospital, Singapore and Bumrungrad International Hospital, Bangkok both serving an international clientele of patients.

“This will make our hospital one of the largest in Southeast Asia,” Dr Lee asserted.

“Going beyond size, it’s about equipping the hospital with higher specifications than other regional offerings.”

The suites at The Nobel Healthcare Park offer a unique investment opportunity, enabling pioneering doctors who invest in these medical suites to benefit from the projected strong capital appreciation.

Designed based on the core management team’s own experience in the medical field, it offers practising medical specialists the flexibility to optimise the use of space to suit their precise requirements and grant them freedom to make changes according to evolving needs.

“We’re confident this will enhance specialists’ interest to buy these suites as an investment in addition to running a practice here,” he elaborated.

The Healthcare Hub will be the first-of-its kind in the world with all types of facilities and services complemented by alternative and traditional medicines.

Meanwhile, the medical suites within The Nobel Healthcare Park will be built in compliance to the Health Ministry’s (MOH) specifications and designed in modular format.

Specialists can decide the ideal size for their practice from ample choices with suites sized from 223 sq ft priced from RM414,000.

Owners exercise full autonomy in running their practices including determining professional fees, dispensing medication and employing personnel. Huge savings on financial outlay is another benefit leveraging on the medical equipment at the International Tertiary Hospital.

The Nobel Healthcare Park also offers fully-furnished wellness suites with versatile living spaces suitable for owner occupancy, home office usage or short-term stays including for step-down care and healthcare travellers.

Complemented by top-tier leisure and lifestyle facilities – a 50-metre lap pool, Jacuzzi, sandy cove and Food & Beverage (F&B) outlets – these suites available in 268 sq ft and 386 sq ft options are priced from RM355,000.

They are anticipated to fetch attractive rental yields for medical professionals offering the space to patients and their families or to other real estate investors.

Future-centric technology and standards

At KL Wellness City, the latest technology will be deployed to improve efficiency and service delivery in line with the Smart City concept where the application of healthcare technology, connectivity and real-time data will benefit patients and residents.

Built to the exact specifications of the Green Building Index (GBI) certification guidelines, KL Wellness City’s long-term green credentials are further supported by Building Information Modelling (BIM 6D) up to the highest level of asset management, to ensure a high level of operational efficiency during construction and long-term operations.

KL Wellness City is set to be rolled out in two phases comprising office towers, a retirement resort and wellness-centric serviced apartments when fully completed.

The first phase is targeted for completion in 2025. The township is strategically located in the established Bukit Jalil neighbourhood which offers a ready population catchment with a skilled healthcare talent pool within a 15km radius. – Sept 15, 2022
