Klanggroup delivers RM1.74b worth of industrial units in Kapar, Jenjarom; more than half already operational

KLANGGROUP Development Sdn Bhd has recently delivered vacant possession for two developments in Selangor with combined gross development value (GDV) of approximately RM1.74 bil.

The milestone includes two fully sold Excellent Technology Park (ETP) projects, namely ETP @ KIIP Kapar (Phase 1) and ETP @ KIIP Jenjarom.

“Both industrial projects are fully sold with more than half of the units already operating soon after handover,” revealed the property developer’s executive director Danny Ong.

“That tells us businesses are buying these factories to use them for we’ve designed practical, well-specified space in locations that work for our buyers’ operations.”

“Reaching vacant possession stage is an important measure of execution but our work doesn’t stop at handover. As businesses expand and supply chains develop, they need industrial spaces that can support their operations over the long term. “

Added Ong: “We intend to keep developing well-located factories that meet those practical needs and contribute to the growth of Selangor’s industrial areas.”

ETP @ KIIP Kapar is a 104.84-acre freehold development with a GDV of RM1.005 bil. Phase 1 of the project comprises 170 semi-detached and cluster semi-detached factory units.

Strategically located in Kapar, the development is conveniently accessible via the West Coast Expressway.

ETP @ KIIP Jenjarom which boasts a GDV of RM733 mil and spanning across 128 acres of freehold land comprises 162 semi-detached and cluster semi-detached factory units alongside 28 industrial land lots.

Strategically located in Jenjarom, the development has access to both the West Coast Expressway and the South Klang Valley Expressway.

Both developments provide features designed for a range of industrial operations, including 400-amp power supply, floor loading capacity of three tonnes per square metre, 40-foot eave height and concrete driveways.

Businesses represented at the projects span sectors such as logistics, e-commerce, automotive products, furniture and building materials.

The handovers come as Malaysia’s New Industrial Master Plan 2030 places emphasis on strengthening industrial clusters for regional development. Klanggroup’s focus on factory space and connectivity reflects the practical needs of businesses operating within these industrial areas.

With both projects being fully sold, business activity is taking shape following handover. As of September 2026, 82 units at ETP @ KIIP Kapar (Phase 1) were recorded as occupied while ETP @ KIIP Jenjarom recorded 113 occupied factory units and 28 handed-over industrial land lots. – Oct 8, 2026
