Johor has highest number of overhang units in 3Q19

THE National Property Information Centre (NAPIC) unveiled Malaysia’s overhang units for the third quarter of 2019 (3Q19) totalling 31,092 units. Johor topped the list with the highest number in the country. 

The latest figures show that Johor has a total of 5,470 overhang units, followed by Perak with 5,126 and Selangor with 4,872. Penang was fourth with 3,508 overhang units and Kedah ranked fifth with 2,937 units.

In comparison, Putrajaya and Labuan recorded zero overhang units for that period. 

The country also recorded a high number of unsold units for projects that are currently under construction which totalled 75,670 units. Selangor tops the list at 11,332 units, followed by Johor (10,775) and Penang (8,968).

A majority or about 78% of the overhang units in Johor are in Johor Bahru while the remaining units are in Batu Pahat, Kluang, Kota Tinggi, Kulai Jaya, Pontian and Segamat. 

Out of the 5,470 overhang units in the state, 1,954 are condominium units or apartments and 1,758 are two to three-storey terrace houses. 

The unsold units that are still under construction in Johor are located in Johor Bahru (68%), Kota Tinggi (9%), Kluang (8%), Kulai Jaya (5%), Batu Pahat (3%), Muar (2%), Ledang (2%), Pontian (1%), Segamat (1%) and Mersing (1%). 

A majority of the unsold units that are still under construction in Johor are two- to three-storey terrace houses (4,133 units) and condos (3,794 units).

In Perak, a high number of the overhang units are in Kinta (2,487), followed by Kerian (1,046). In Kinta, out of the 2,487 units, the majority are apartments (1,975) while in Kerian, the overhang units are two- and three-storey terrace houses (1,037) and single-storey terrace houses (nine). 

The unsold units that are under construction in Perak are mostly in Kinta (2,957 units), Manjung (2,771) and Kuala Kangsar (1,186). These are mostly single-storey terrace (2,638 units), two- to three-storey terrace (2,702 units) and apartments or condominiums (1,980 units).

In Selangor, the overhang units are mostly in Hulu Langat (1,228 units), Sepang (1,179 units), Petaling (1,004 units) and Gombak (802 units). Most of these units are condos or apartments (2,544 units) and two- to three-storey terrace houses (1,113 units). 

As for unsold units that are under construction in Selangor, the bulk are in Hulu Langat (2,237 units), Sepang (2,104), Gombak (2,029), Petaling (1,830) and Kuala Langat (1,566). 

As for Penang, the overhang units are mostly on the island in which 1,408 units are in the southwest district of the island and 1,165 units are in the northeast district. There are only 152 overhang units in North Seberang Perai, 622 units in Central Seberang Perai and 161 units in South Seberang Perai. 

A majority of the overhang units are condos (2,374 units) followed by two- to three-storey semi-detached (355 units), detached (201 units) and two- to three-storey terrace houses (196 units). – March 6, 2020
