JOHAN has been scouting for new premises to expand his business. His operation is a simple one – providing photocopying and printing services to students.

With several shop lots in the buzzing SS15 in the centre of Subang Jaya’s education hub catering to thousands of students, Johan’s business is booming.

The enterprising businessman is always on the lookout for new business opportunities. Having heard that SEGi College will be moving its campus to a new development called edumetro in USJ1, Subang Jaya, Johan decided to check out the project site himself.

He was extremely pleased to find out that the developer is a public-listed entity – HCK Capital Group. This assured Johan that the development would be of the highest quality and it would be properly maintained upon completion.

Visiting the site with a real estate agent, Johan was informed that a number of well-known franchises such as KK Mart, 7-Eleven and Coffee Bean and Tea Leaf have already signed up as tenants. He took this as a very promising sign, as these franchises would have done the necessary groundwork on the location’s feasibility.

What really caught Johan’s attention was the units that did not have main road frontage had cheaper rental.

The nature of Johan’s business meant he did not require frontage and was pleased he could save some cash. The savings also got him thinking of possibly taking up two lots, allowing him to fit more copy machines.

He was confident his business would thrive in the area with SEGi College’s huge student population.

Impressed by what he saw at edumetro, Johan made up his mind and instructed his real estate agent to find him two units. He began planning the opening of his new outlets to coincide with the opening of SEGi College.
