Property-based Visionary Heritage Bhd raises RM276.5m through 3 sukuk Wakalah issuances

ISP Group of Companies (ISP Group), a property outfit specialising in logistics warehouses and manufacturing hubs (LWMH) and purpose-built workers accommodations (PBWA) has completed three Sukuk Wakalah issuances series totalling RM276.5 mil in October 2026 through its special purpose vehicle (SPV).

The issuances were made under ISP Holding Sdn Bhd-sponsored Visionary Heritage Bhd’s (VHB) RM2 bil Sustainability Industrial Asset-Backed Securitisation (ABS) Sukuk Wakalah Programme.

The issuances follow VHB’s inaugural RM114 mil ASEAN Green Sukuk Wakalah issuance in May 2025, thus bringing total issuances under the said programme to RM390.5 mil. To date, the programme has financed four industrial properties across Johor and Selangor.

“When we launched this pogramme, we set out to show that industrial properties in Malaysia can be financed sustainably and at scale,” recounted ISP Holding’s founder and group CEO Datuk Wira Eric Ng.

“The completion of three issuances in a single month – more than double the size of the inaugural issuance – reflects continued investor confidence in the programme and our long-term strategy.”

Added Ng: “Sustainability remains an important part of our strategy. We’ll continue to work towards green building certification for properties under the programme as we expand our industrial property portfolio across Malaysia.”

Proceeds from the issuances were used to finance the acquisition of three properties: one in Iskandar Puteri, Johor and one each in Shah Alam and Petaling Jaya, Selangor.

The Iskandar Puteri property has obtained GreenRE Bronze certification while green building certification assessments are underway for the Shah Alam and Petaling Jaya properties.

The programme’s Secured Green Collateral Sukuk Framework was assigned a Silver Sustainable Finance Rating by RAM Sustainability with disclosures assessed as aligned with the Securities Commission Malaysia’s (SC) Sustainable and Responsible Investment (SRI) Sukuk Framework, the ASEAN Green Bond Standards and the ICMA Green Bond Principles.

ISP Holding Sdn Bhd is the sponsor of the programme with CIMB Investment Bank Bhd acting as the sole principal adviser, sole lead arranger for the programme and sole lead manager for the issuances.

The senior tranches were subscribed by Public Islamic Bank Bhd. – Nov 5, 2026
