KWAN runs a very successful Chinese restaurant in Petaling Jaya, serving authentic Cantonese fare. Although business is good, having laid the groundwork with years of toil, the shop premises are old and in need of repair. A single ground floor lot is also insufficient to cater to large crowds during peak hours.
It was obvious that Kwan needed a bigger space for his operations. He began searching for alternatives, telling his real estate agent that he wanted the space to be bigger and ideally located in a suburb, much like his current premises, to have a steady neighbourhood clientele.
Kwan’s attention was directed towards a development in USJ 1, Subang Jaya by reputable developer – HCK Capital Group. Called Edumetro, it is a mixed integrated development featuring retail, residential and commercial components.
The fact that the development had residential towers as well as commercial space meant a captive market for Kwan. The availability of ample parking space also meant it would be convenient for customers from surrounding areas to visit his restaurant.
A visit to the site immediately impressed Kwan as he recognised the immense potential of the location. What really sold the idea to him was the availability of retail lots equipped with the relevant equipment for F&B businesses, including the costly exhaust and drainage systems as required by the municipal authorities.
This would represent great savings for Kwan, and he immediately instructed his real estate agent to secure two lots. Given the area’s high spending power, Kwan was confident it was the right move.
With high-profile names such as 7-Eleven, KK Mart and Coffee Bean and Tea Leaf also setting up shop there, Kwan believed it was a matter of time before Edumetro became a thriving commercial and retail hub in USJ 1.
