IN THE age of digital transformation, buildings are evolving from static structures into dynamic, interconnected systems that offer enhanced operational efficiency, sustainability, and comfort.
UEM Edgenta, a leading service-based solutions provider in Asia, is at the forefront of this smart building revolution.
Recently, UEM Edgenta head of property and facilities solutions Ir Vekneswaran T. Arasappan demonstrated to FOCUS Malaysia in an exclusive interview the huge savings that could be derived should a building become “smart.”
Using Menara UEM as an example, Vekneswaran said the entire building has been placed online.
Through IoT (Internet of Things) devices, machine learning, data analytics, and cloud computing, the semi-autonomous Menara UEM is able to monitor and control various internal aspects.
These range from lighting, heating, ventilation, air conditioning, security, energy management, and maintenance.
Gone are the days of reactive maintenance, where problems are addressed only after they occur.
UEM Edgenta’s use of predictive maintenance technologies helps building managers detect potential issues before they become costly failures.
“The building itself will call the technicians. The work order is sent directly to their phone,” said Vekneswaran, adding that Menara UEM is about 30% autonomous, with the capacity to monitor about 5,000 points within the building.
“When you automate it like this, you actually increase productivity by 30% to 40%,” he said, further pointing out that by reducing the demand for manpower, corporations can save up to 30% to 40% in terms of staff cost.
Through user-friendly dashboards and reporting tools, a building operator can access real-time data on energy usage, maintenance needs, occupancy levels, and much more.
This data empowers them to make informed decisions, whether it is optimising building performance, planning for future upgrades, or demonstrating sustainability achievements to stakeholders.
Championing sustainability and cost-saving
To better emphasise the cost-saving potential of a smart building, Vekneswaran mentioned UEM Edgenta’s success at managing a vast portfolio comprising several government buildings.
In 2016, UEM Edgenta implemented various sustainability solutions in the form of engineering, procurement, and construction, as well as solar initiatives.
Over a seven-year period, more than RM100 million in energy costs was saved, equivalent to a 22% reduction in CO2 emissions. Most of these buildings have achieved the 3-Star Energy Management Gold Standard.
One building has won the ASEAN Energy Award, while five others have received national energy awards, in addition to one low carbon city award.
Holistic asset and infrastructure solutions
According to Vekneswaran, UEM Edgenta has evolved into an end-to-end one stop centre for a client’s building needs.
“We can help you renovate your building, refurbish, carry out upgrading works, interior fitout, ID works. Whatever your building requires internally, we can do those designs and work for you,” he said.
UEM Edgenta further provides an ecosystem of contractors to support clients. The whole work process can be managed seamlessly, from crowd control to security and beyond.
These services are designed to ensure minimal interruptions, with the added assurance of warranties provided over the period.
With the growing emphasis on sustainability, UEM Edgenta has also introduced formidable green solutions for its clients.
Whether it is improving energy efficiency, cultivating renewable energy, or assisting clients in achieving green certifications, UEM Edgenta delivers comprehensive strategies tailored to meet evolving needs.
Vekneswaran also highlighted that Kuala Lumpur has a significant stock of buildings constructed in the 1980s and 1990s, many of which could benefit from refurbishment.
UEM Edgenta offers innovative solutions to revamp these structures at zero capital expenditure, with the condition of securing longer-term maintenance contracts to recoup the cost of investment.
With its comprehensive suite of services, innovative solutions, and commitment to sustainability, UEM Edgenta continues to set the benchmark for property and facility solutions.
By offering tailored strategies that balance operational efficiency and environmental responsibility, the company ensures its clients stay ahead in a rapidly evolving industry while driving positive change for the future.
From refurbishing aging buildings with zero capital expenditure to integrating advanced green technologies, UEM Edgenta is not just providing services but redefining the standards of property management.
Through partnerships that prioritize long-term value, minimal interruptions, and guaranteed performance, UEM Edgenta remains a trusted leader in shaping a more sustainable and efficient built environment. —Dec 13, 2024
