RADIUM Development Bhd has entered into a strategic collaboration with Japanese senior living provider Tokyu E-Life Design Inc (TELD) as it seeks to strengthen its capabilities in addressing the needs of Malaysia’s ageing population.
The partnership will see Radium undertake a nine-month knowledge-sharing and training programme with TELD, enabling the property developer to study internationally recognised senior living models and assess how age-friendly housing concepts can be adapted for Malaysia.
Malaysia became an ageing society in 2021, with those aged 65 and above accounting for at least 7% of the population. The country is projected to become an aged nation by 2048, when the proportion is expected to reach 14%.
Against this backdrop, Radium said the collaboration reflects its commitment to understanding how future communities can better support independent, active and dignified ageing, while exploring opportunities arising from the growing silver economy.
Under the collaboration, Radium’s team will undergo structured training and operational familiarisation in Japan, drawing on TELD’s experience in senior living operations, care delivery, facility management, sales and marketing, finance, human resources and regulatory compliance.
Radium group managing director Datuk Gary Gan Kah Siong said demographic changes are reshaping expectations surrounding housing and community development.
“Malaysia’s demographic profile is changing, bringing with it new expectations for how communities are designed and how people live as they grow older,” he remarked.
“As a developer, we believe it is important to understand these shifts and proactively explore solutions that can contribute to healthier, more inclusive and future-ready communities.”
Gan said Japan’s experience as one of the world’s most mature ageing societies provides valuable lessons for Malaysia.
“Japan has long been recognised as a global leader in senior living and elder care innovation. By collaborating with Tokyu E-Life Design, we have the opportunity to learn from decades of operational experience and best practices as we build our understanding of this emerging sector and assess its potential within the Malaysian landscape,” he added.
TELD, which operates under Japan’s Tokyu Fudosan Holdings Group, manages senior living and assisted care facilities through its GRANCREER series of urban senior residences. Its services include independent living, assisted care, 24-hour nursing support, home care and wellness programmes.
Radium said the collaboration is focused on knowledge transfer and organisational capability development, enabling the company to evaluate international standards while considering how such models may be adapted to local market conditions and regulatory requirements.
The company added that the initiative forms part of its broader efforts to explore future opportunities in age-friendly residential and integrated senior living developments as Malaysia prepares for a rapidly ageing population. ‒ July 3, 2026
