SINCE its inception in 1963, Shah Alam has come a long way as a township built on former palm oil and rubber estates.
It was declared the state capital in 1978 and is today instantly identifiable by landmarks such as the Sultan Salahuddin Abdul Aziz Shah Mosque, being the second largest mosque in Southeast Asia.
One reason why Shah Alam is attracting plenty of interest from property investors is its fine balance of residential, industrial and commercial components. The commercial and residential areas are divided into 56 sections in the north, central and south sectors.
The north sector covers 18 sections, including Kampung Melayu Subang and U1. The central sector has 25 sections (from Section 1 to Section 24), where most of the administrative agencies are situated. The south sector has 12 sections, including Kota Kemuning and Bukit Rimau.
Great connectivity has also made Shah Alam hugely appealing to buyers looking to set up a home or a business in the area.
It is accessible via the Federal Highway, New Klang Valley Expressway (NKVE), Guthrie Corridor Expressway (GCE), Shah Alam Expressway (KESAS), and many others.
There are two commuter train stations – Shah Alam station in Section 19 and Batu Tiga in Section 13. The recently opened DASH highway has further improved the area’s accessibility, with a trip from Shah Alam to Damansara Perdana taking less than half an hour.
The rising star within Shah Alam is no other than Setia Alam. It sits on 2,525 freehold acres in Seksyen U13. First launched in April 2004 by SP Setia Bhd, the residential and commercial township has a gross development value of more than RM20 bil.
Set to be completed in 2027, the award-winning township comprises residential developments – landed homes, bungalows, affordable high-rises – and commercial developments.
Property investors looking to capitalise on the success of Setia Alam should check out the edusentral development. Part of HCK Capital Group’s education cities series, they feature an education component as its anchor, providing ample conveniences for families with children.
In this case, it features two premium schools – Peninsula International School Australia (Malaysia Campus) and Peninsula Private School.
There is a mix of residential and commercial components with the final residential tower – Harvard – having just been launched.
